Together with NAPSA, Jonathan has been working to break down the barriers to mortgage financing for property sourcing agents and their clients; particularly when it comes to property flip purchases.
Here’s what he has to say about buy-to-flip investing – and how a NAPSA property sourcing agent could help you succeed in your next project.

Founder & CEO, SPV Mortgages
Whether you’re a seasoned investor, or you’ve just watched a lot of Homes Under The Hammer and think you could do better; house flipping can offer a pretty substantial ROI for those who are ready to roll up their sleeves and put in the work
But success means finding the right property at just the right time; and that’s where a property sourcing agent can really make the difference, with access to more profitable off-market deals that your fellow investors won’t find anywhere else.
Here’s how a property sourcing agent could save you time, money and effort on your next house-flipping project; and our top tips for working together to secure the perfect buy-to-flip deal.
First things first – what is buy-to-flip?
For those unaware; house flipping (known as buy-to-flip or buy-to-sell) is the practice of purchasing an investment property with the goal of quickly reselling it for a profit – often carrying out renovations to increase its value.
The buy-to-flip strategy is quite different from buy-to-let; with higher risks and more effort needed in the short term, but ultimately fewer long-term commitments and faster access to profits.
Why work with a property sourcing agent?
When it comes to buy-to-flip. there’s a number of great advantages that sourcing agents bring to the table.
Exclusive off-market deals
Every good buy-to-flip investor knows that buying low can help you maximise the profits when you sell.
Off-market property presents a unique opportunity to purchase at below-market value. Auctions can be a great place to find a bargain; but naturally, you’ll be competing with everyone else in the auction hall for the highest bid, which can leave you paying more than you planned.
When you go to a bespoke property sourcing agent, you’re the only investor in the room. You’ll save time and effort hunting down bargain opportunities; and what’s more, you’ll have an expert in your corner fighting to get you the best price.
Hands-off house flipping
Not all bespoke property sourcing agents will stop at simply finding you a great deal. Some will go even further by offering project management services and connections with architects and builders.
In other words, they can handle the entire renovation process for you.
This can be seriously powerful when it comes to investing outside your local area; saving you not just the legwork of renovating the property, but also the stress and time of travelling to and from the property to continue working on it.
Exit strategy expertise
And when it comes to actually ‘flipping’ the property – that is, selling it on at a profit – sourcing agents often can help with that, too.
From the very start of the sourcing process, they can help you optimise financing, location and timing strategy to help you get the very most from the property’s sale.
By integrating this financing step early in the sourcing process, agents can minimise risks, reduce deal fall-through rates, and ensure smoother transactions for both themselves and their investors.

Tips for working with a property sourcing agent
Property sourcing and off-market property can seem like a cheat code to stress-free buy-to-flip investing – and it absolutely can be! – but it’s important to work with a sourcing agent that you can rely on.
Here’s our best advice for selecting the right sourcing agent for your house flipping needs; and how to get the best from your working relationship.at NAPSA to promote best practices within the sector and supporting its professional community.
Don’t jump into a sourcing partnership without proper due diligence
The NAPSA team has put together a list of questions you should be asking your sourcing agent before you take on their services. We’d recommend starting there, and also asking them about their experience in the buy-to-flip field.
You should be very wary of any sourcing agent who tries to rush or pressure you into a quick purchase; particularly when it comes to house flipping. You don’t want to end up with a dud that’s going to cost thousands more in renovations than you bargained for.
NAPSA sourcing agents will never pressure you into a sale; you’ll always be given time to assess whether the deal is right for your needs.
Be clear about your financial goals and strategy
What type of property, location and eventual buyer are you really looking for? How are you going to finance everything and ensure you make a profit?
If you’re unsure, don’t be afraid to consult your sourcing agent. A good agent will have the knowledge to help you nail down your strategy and secure the best returns.
Know how much renovation works you’re prepared to take on
Property renovation is hard work. Properties which require more work often come with greater risk and barriers to making a profit.
Are you going to go big and completely revitalise a dilapidated property for potentially greater rewards, or focus on steady low-risk properties which only need a few minor revisions?
There’s no universally right or wrong answer; only the answer which is right for you.
Be sure to always overestimate how much redevelopment work will be needed. House flip renovation projects – especially first-time flips by beginner investors – are notorious for being more time-consuming and expensive to complete than expected.
Don’t forget that your sourcing agents may be able to arrange all the project management and building work for you, so you can make money completely hands-off.
However, the amount of work needed is still going to affect the bills you pay to your sourcing agent; so it’s still very important to consider how much work is too much for your budget.
