Fac Estates was founded in 2024 with a clear long-term goal: to be a provider and facilitator of high-quality, sustainable properties for social care providers. This is not a quick or easy path, despite what some may suggest. It requires significant time and effort and is not suited to every investor. We are headed up by Jack Farrell, an Accountant by profession but someone who has worked across a broad range of industries.
We are a Property Investment Agency, I am quite often asked if I am an estate agent. Its similar but not quite the same, their client is normally someone SELLING their home. Often a one time transaction.
Our client is the person or company BUYING, you the investor, someone looking to grow their wealth. We aren’t looking for one time transactions, our aim is to build long term working relationships with those who we feel we can work well with.
What makes us standout is our integrity and commitment to providing a quality service to all those we deal with. With a background based in Accounting these are critical, especially considering the fact this is largely within the charity sector.
Based in Greater London/Kent, this is our main area of operation. Our focus is on but not strictly limited to the following strategies, Buy-to-let, flips, & development opportunities. This is the basis of Fac Estates and aligns with the fact we feel that often a good investment, is not necessarily the most exciting to look at from the outside.
Property investment has always been part of the plan, initially because of the tangible nature of real estate compared to other investments like the stock market. It’s an asset we all understand—one that is in high demand, can be physically inspected, and can have its value improved through renovation or expansion. However, over time, our goals have evolved, particularly due to experiences working in the charity sector.
Through this work, the non-financial benefits of property investment have become increasingly important. Seeing the poor-quality housing many tenants are forced to live in has reinforced our commitment to high standards. We refuse to be involved in projects where profit is prioritized over quality. In fact, a well-refurbished property will ultimately be more profitable in the long run than one done on the cheap.
Our experience in the social care sector has further shaped our perspective on property and its potential impact. Specialist housing in this sector is in short supply and often misunderstood. Our mission is to facilitate high-quality properties for use in this area, ensuring they meet the needs of those who rely on them.

Can you only operate in these geographies?
Not strictly no, due to building up relationships we do have trusted partners across a number of other areas. There can be additional admin involved so we would want to have worked with an investor previously before doing this.
Do you take any upfront fees?
No we do not at present, we only receive payment upon a completed transaction.
How do you charge?
Often it will be as a % of the purchase price, but a good agent should be adding more value to the process and investment, than they are charging as a fee.
How do you source your investments?
We use all means possible to find a suitable investment. By leveraging relationships with agents, developers, companies, and making direct contact with owners we will explore all options in order to find something that meets our investors criteria.
