We spoke with Jacky Payne, Director of SPH Property Sourcing, to gain insights into her approach to property sourcing and her experience in the sector.




What does NAPSA Membership mean for you?

Our membership of NAPSA gives us guidance, support and access to expertise while demonstrating our commitment to running a legally compliant business.  Knowing that we have been approved by a professional body also gives assurance to clients.



Why did you start a property sourcing business?

As investors ourselves, we know how much time and effort goes into researching and visiting properties, both of which we enjoy. We decided sourcing would be a great way for us to use our time, knowledge and experience to help our fellow investors.

We became aware that not all sourcers are the same.  We want our investors to know that we work with honesty and integrity in all that we do.

What made you choose your sourcing location?

We live and work close to our location and it is where we began our own property investment journey. We have researched the areas in and around Stoke and Crewe and have spent time getting to know them well. We have also developed good relationships with local agents.

Both Stoke and Crewe have important industrial heritage but have undergone a lot of changes and have had to evolve. Both have received investment from government and industry over the last few years to support this.



What has been your most interesting or favourite experience in the property sector so far?

The excitement of buying our first investment property is still clear in our minds. Getting the keys and walking into the house was slightly scary, wondering what we had embarked on but then the thrill of handing over the newly refurbished house to our first tenants was a great feeling.



What’s the most bizarre thing you’ve seen whilst viewing a property?

The strangest thing that we have seen while viewing properties was a house with a set of sliding, patio doors inside, separating the lounge and dining room!



What makes your business different to other sourcing agents?

From our backgrounds in business compliance, IT and education we have excellent organisation, attention to detail and research skills.  We are experienced coordinators and know the importance of building trusting working relationships with our clients through professional and friendly communication.

What would you advise to someone looking to get into the property sourcing sector?

We would advise people to ensure that they get the right training, become fully compliant and join NAPSA.



What is your business goal for the future?

Our current goal is to build our client list and further develop our professional relationships to allow us to expand our strategies in the future.



What would you like to see from the sourcing sector?

We would like to see continued and wider recognition for the property sourcing sector, in its own right, from the appropriate bodies, alongside effective regulation, which will improve its reputation and foster greater trust.
