A Look Inside Our Complete Sourcing Agent Course and NAPSA Support

Setting up a property sourcing business involves more than just finding deals. It requires a solid understanding of legal compliance, professional processes, and robust documentation. A common question we receive is, “What exactly is included in your property sourcing training?” To provide complete transparency, we have created a new demo video that walks you through our Complete Sourcing Agent Course + extra detail on how the NAPSA registration and review process works.

This course is designed to provide everything you need to establish and operate your sourcing or deal packaging business legally and professionally. We believe in an honest approach; success in this industry is achievable, but it demands dedication and the right foundation. Our training provides that foundation, coupled with one-to-one support to guide you through the process.

What You Get: A Breakdown of the Course

Our course is not a generic overview. It is a comprehensive, in-depth training programme built specifically for property sourcing and deal packaging agents in the UK. The course is broken down into key modules and designed in an order to follow for a specific reason, of giving you the right training and information before jumping to ‘setting up’ – this will save you time, money and energy in the long run!

Module 1: Data Protection (DP)

This module is tailored to the unique challenges of a property sourcer. It moves beyond standard data privacy principles to cover the specific rules around direct marketing to potential property sellers. At the end of this module, you receive a certified Data Protection training certificate – legally required for ICO registration, which we recommend renewing annually to stay current with any changes.

Module 2: Anti-Money Laundering (AML)

Compliance with anti-money laundering regulations is critical. Like our data protection module, this training is bespoke for the property sourcing sector. It teaches you to understand AML from the perspective of your business, ensuring you are from a training and knowledge perspective, prepared for an HMRC inspection. Upon completion, you earn a certified AML training certificate, a legal requirement for all directors and shareholders of any sourcing business.

Module 3: The Property Sourcing & Deal Packaging Process

This is the core of your operational training. We cover the entire process, from setting up your business and defining your fees to finding and onboarding investors. You will learn how to:

Market your business effectively

Manage contracts and forms

Assess deals properly

Onboard sellers correctly

Ensure you get paid for your work

Many agents who have taken other courses are often surprised by the depth of compliance and regulatory detail integrated into this process module. It will break down the entire process and give you step-by-step focus for running your business day-to-day.

Module 4: Sector-Required Documents & Contracts

A compliant business runs on correct documentation. This module provides you with access to the legally required documents and contracts we have developed over 13 years in our own sourcing business. All sourcing and deal packaging businesses must have the 20 documents in place, which are expected by HMRC should they carry out a desktop check:

Legally required policies for AML and data privacy.

Business risk assessments structured as HMRC expects to see them.

Controls and procedures for handling different client types.

A staff training matrix and a professional complaints procedure.

These documents come with video guides explaining how to adapt them for your business. For 12 months, you receive access to any updates or new templates we add to the course.

More Than Just a Course: Your Path to Compliance

This training package goes beyond standard course material. Alongside the core modules, you receive complimentary 12-month NAPSA membership when you join, giving you direct access to the registration and review process trusted by professional sourcing agents.

Our comprehensive 10-Steps course is provided as part of your course. This checklist is invaluable even for experienced agents, guiding you through every aspect required to set up and operate compliantly—including obtaining registrations, insurance, and business bank accounts.

NAPSA Registration and Review Process

After enrolling, you will begin your NAPSA registration through a straightforward, step-by-step online portal. The system is designed to make submitting your company details and supporting documents as clear and manageable as possible. Guidance is provided at every stage, and the NAPSA support team is always available to answer questions or help resolve any uncertainties you may encounter.

Once your registration details have been submitted, the NAPSA team conducts a detailed review. Every section – ranging from your company setup and strategies, through to your training, documentation, insurance, and registration proofs – are carefully checked. You’ll receive a custom, actionable report highlighting what is complete and where improvements are needed to align with national minimum standards.

Should updates or adjustments be required, supportive notes and recommendations are supplied. Don’t worry if you receive these, it is completely normal – our team is thorough for good reason; we want to protect your business and investors who work with you.

When helpful, the team will arrange one-to-one Zoom calls to walk through feedback – especially for your compliance documents – ensuring you are fully informed and confident before progressing further. Your report also includes a percentage completion indicator, making it easy to track your progress and next steps.

Ongoing Support Throughout Membership

Throughout your 12 months of NAPSA membership, you benefit from access to the latest document updates, compliance resources, and direct communication with our team. If you extend your membership beyond the initial year, continued updates and guidance are available at a substantially reduced cost.

We want you to succeed in building a compliant, professional, and successful sourcing business – not simply by ticking boxes, but by truly understanding what is required. With our course, NAPSA membership, and ongoing support, you are empowered to operate with confidence and credibility.
