Have you ever sat through a presentation, attended a free event, or seen an advertisement that captivated you so deeply, you found yourself reaching for your wallet before the pitch was even over? It’s a little like being hypnotised – drawn in by stories, promises, and the urgency of a “now or never” deal. If this strikes a chord, you’re not alone. Many in the property sourcing and deal packaging sector have experienced this first-hand, often with costly consequences.
At NAPSA (National Association of Professional Sourcing Agents), these scenarios are all too familiar. We frequently hear from individuals who have invested in property sourcer and deal packaging training that promised results but failed to deliver on sourcing compliance or practical knowledge. This past week has highlighted both our sector’s successes and the ongoing need for reliable, low cost property training that is ethical and effective.
However, before delving further into this issue – I’ve included some positive highlights from NAPSA this week:
A Week of Progress and Firsts
Every week, the team at NAPSA works to support, guide, and educate professional property sourcers. Our focus on delivering high-quality property sourcer training is why we’re trusted across the industry:
7 Member Reviews Complete
Our team carried out in-depth Member Reviews, providing detailed feedback through our bespoke reporting system. These reviews help ensure members’ ongoing sourcing compliance and support their individual growth.
Training Certificates Issued
Another cohort completed our bespoke training programmes in Data Protection and Anti-Money Laundering – essential elements of any compliant deal packaging courses. Certificates have been awarded, marking their readiness to operate safely and professionally.
One note to sourcing agents – if you haven’t heard of, or understand the term ‘proliferation finance’ – it’s time to update your training!
A Surge in Calls and Enquiries
The NAPSA office has been exceptionally busy, with numerous calls from sourcing agents seeking guidance on compliance and business setup. Seven of these were from sourcing agents looking for targeted support based on the training and documents they already had vs what they needed to complete to meet the national minimum compliance standards.
These milestones reflect the dedication of the NAPSA team, who continue to provide valuable support to our members and uphold the highest professional standards in the property sourcing field
Connecting Investors with NAPSA Members
Over the past month, 35 investors reached out to NAPSA Approved Members to use their services. This growing demand shows the value of quality property sourcer training and trusted, compliant operators.
We also reached a new milestone this week. One of our new members, specialising in sourcing rent-to-rent deals, worked closely with us to adapt their documentation – whilst also helping our team to expand our range of tools designed for specific strategies. This ensures that our property sourcer training remains responsive and relevant for every member, no matter their strategy.

Frustration with Misdirection
Despite these achievements, frustration remains around poor quality, but incredibly expensive training being provided in our sector – we’ve had several conversations like this:
“Tina, we’ve spoken before about NAPSA’s property sourcer training, but we chose a different provider because we thought their higher price meant better quality. Now we’ve realised their course didn’t deliver essential sourcing compliance, and we’re out of money. Can you still help?”
This pattern is a concern within the sector. Too often, people are drawn to high-priced deal packaging courses that promise the world, but leave learners without the practical skills or compliance know-how they actually need. These courses are marketed with flashy promises, “big discounts”, and dream lifestyle stories, instead of focusing on delivering valuable, affordable property training with real, sustained benefits.
Why Does This Happen?
Given what is at stake, why do so many aspiring property sourcers fall for these tactics? The answer can often be found in sales techniques that include:
- The Fear of Missing Out (FOMO): High-pressure sales that push people to buy before taking time to assess what the training really covers.
- Aspirational Storytelling: Stories of financial freedom, luxury, and instant success that overshadow the importance of genuine sourcing compliance and day-to-day skills.
- Confidence Tricks: Presenters who appear worldly and knowledgeable, while glossing over crucial regulatory details or practicalities.
A wise marketer once told me, “People don’t buy what they need; they buy what they want.” At NAPSA, we believe learners deserve training that is both wanted and needed – with the credibility, support, and structure to empower lasting success.
The Ethical Alternative
NAPSA’s approach to property sourcer training is different. We focus on what professionals truly need to establish and grow a sourcing business that is compliant, sustainable, and successful – whilst hitting the ‘want’ by giving you the tools, resources and support to connect with investors. So, what do we include for £1,207 +VAT in our Complete Sourcing Agent course?
- Thorough, practical training in sourcing processes, compliance, due diligence, AML, and data protection.
- Legally-required contracts and documents carefully tailored to support compliant operations and successful deal packaging courses.
- Support with insurance and registrations, including ICO registration, redress membership, and HMRC compliance requirements.
- Ongoing one-to-one support to address questions and challenges as they arise.
- Resources and guidance to empower members to build their businesses confidently, without shortcuts.
There are no inflated promises, just structured learning, honesty, and affordable, low cost property training. We aim to equip our members to succeed in the long term and set a new standard for the sector.
